Fort Mill, SC Insulation and Air Sealing
Help for York County homes that run hot upstairs, feel cold over the crawl space, or still have the insulation they were built with.
Crossing the state line to serve Fort Mill, backed by a company founded in 1945
Standard Insulating Company provides attic insulation, air sealing, floor insulation, crawl space insulation and encapsulation, and radiant barriers for Fort Mill homes.
Fort Mill sits in South Carolina, so its homes follow South Carolina codes, not North Carolina’s. We plan each job around that, and around the age of your house, whether it is a mill-era home near Main Street or a newer build near the Greenway.
What to Expect When We Work on Your Fort Mill Home
We keep the visit straightforward. One inspection, a clear plan, and a crew that seals and insulates in the right order.
A Quick Call First
We ask about the rooms that bother you, the age of the house, and whether you know your utility, so the visit is focused.
On-Site Inspection
Your technician measures insulation depth, checks for air leaks around the attic floor, and looks at the crawl space or slab.
Sealing Comes First
Gaps around plumbing, wiring, recessed lights, and the attic hatch get sealed before we add insulation.
Installing Insulation
We bring the attic to an even, measured depth and install batts or barriers in floors and crawl spaces where needed.
Keeping the Roof Venting
Baffles keep soffit vents open so the attic can breathe. In closed crawl spaces we check the barrier and dehumidifier.
Walkthrough and Photos
We show you the finished work, leave depth markers in place, and send photos for your records.

A Mill Town With Very Different Houses
Fort Mill’s downtown master plan traces the town to the Fort Mill passenger depot of 1852 and its establishment in 1873. Main Street was once Trade Street. Textile-mill housing grew in the late 1800s, and the Paradise neighborhood developed near downtown in the 1890s. Homes from that period were built long before insulation was standard.
The textile story runs deep. Springs Industries grew out of Fort Mill Manufacturing Company, incorporated in 1887. Today much of the old Springs land is the 2,100-acre Anne Springs Close Greenway, surrounded by newer neighborhoods.
South Carolina sets its own energy rules. State law adopts the 2009 International Energy Conservation Code as the energy standard for new and renovated buildings, and the SC Building Codes Council has adopted the 2024 residential code with local enforcement starting January 1, 2027. We check the current requirements for your project with York County.
Even so, Fort Mill is mostly new: about 73% of its homes were built after 2000, and roughly 13% before 1980 (ACS 2024 5-year). The 2009 IECC that SC uses sets the prescriptive insulation table for zone 3 homes, which is less than North Carolina asks for attics.
Mill-Era Houses
Homes near Main Street and the old mill areas often have thin or missing attic insulation and open crawl spaces. Small upgrades make a big difference.
Newer Subdivisions
Builder-grade attics in newer neighborhoods can settle or have gaps around the HVAC platform. A measured check tells you where you stand.
York Electric or Duke?
York Electric Cooperative has an office on the Highway 21 Bypass in Fort Mill, and other homes are on Duke. Your provider decides which rebates apply.
Climate Zone 3A
York County is listed as mixed-humid zone 3A. Long, humid summers make air sealing and crawl space moisture the main concerns.
South Carolina code, York County permits and older mill-era houses are part of the job in Fort Mill. Request a free home energy audit and get a no-obligation plan for your home.
Fort Mill Summers and the Attic Above Your Ceiling
On a summer afternoon the attic can get far hotter than the air outside. That heat radiates down through thin insulation into the rooms below, and any leaks pull hot attic air into the house. It is the most common reason upstairs rooms in Fort Mill feel warmer than the rest of the house.
More insulation over the ceiling
A deeper, even layer slows that heat. See our attic insulation service and how insulation helps in summer.
Reflecting roof heat
A radiant barrier can reduce the heat coming off the roof deck in hot attics.
Sealing the attic floor
Air sealing stops attic air from leaking down. Read why air sealing and insulation work together.
Humidity below
Damp crawl spaces add moisture to the whole house. Crawl space encapsulation helps control it.
